Question 1

How much does a new roof actually cost?

Accepted Answer

Residential roof replacement typically ranges from $8,500 for a standard Class 3 asphalt system up to $18,000 for a designer premium system, and around $19,500 for metal. Final cost depends on square footage, pitch, accessibility, and materials. We provide exact, to-the-penny quotes after a free inspection.

Question 2

Do you offer financing options?

Accepted Answer

Yes — financing is available on approved credit for qualifying roof replacement projects. Reach out to our team and we will walk you through the current options and next steps.

Question 3

Will my insurance cover the replacement?

Accepted Answer

If your roof has suffered storm damage from hail or wind, your homeowner's insurance policy may cover all or part of the replacement cost — every policy is different and final coverage decisions are made by your insurance carrier. As HAAG Certified inspectors we provide detailed damage documentation and Xactimate-compatible scopes that homeowners and adjusters use during the claim process. AC INC Roofing does not act as a public adjuster or negotiate coverage on a homeowner's behalf.

Question 4

Are there hidden fees in your quotes?

Accepted Answer

Never. Our comprehensive quotes include all materials, labor, permits, and dumpster fees. If we uncover hidden damage (like rotted decking) during tear-off, we stop and consult you before proceeding.

Question 5

Why won't you waive or absorb my insurance deductible?

Accepted Answer

Colorado law (CRS § 6-22-105) makes it illegal for a roofing contractor to pay, waive, rebate, or absorb all or part of a homeowner's insurance deductible. AC INC Roofing follows the law on every claim — the deductible is the homeowner's responsibility per the carrier's policy. A contractor that offers to waive your deductible is committing insurance fraud and exposing you to liability with your carrier.

Question 6

Do you require a deposit before starting work?

Accepted Answer

We collect a reasonable signed-contract deposit on most replacement projects, with the balance due in agreed-upon progress milestones tied to material delivery, completion, and final inspection. The schedule is written into your contract — never verbal — so you always know exactly what is owed and when.

Question 7

What happens if you find hidden damage after tear-off?

Accepted Answer

If we discover rotted decking, hidden water damage, ventilation defects, or other issues that were not visible at inspection, we stop work, photo-document the condition, and issue a written change-order with options and pricing before continuing. Hidden-damage repair (such as new OSB sheets) is priced separately and never quietly added to your invoice.

Question 8

Will my HOA approve the materials I want?

Accepted Answer

Many Colorado HOAs require pre-approval of color, profile, and sometimes the manufacturer of the shingle before a roof replacement can begin. We help homeowners pull architectural-review-board (ARB) sample boards and prepare the application packet so the HOA review does not delay your project. We will also flag any conflict between an HOA-approved color and a Class 4 impact-resistant product so you can make an informed choice on potential insurance discounts.
